Properties Covered

Although the FHA includes some exceptions on the types of housing included, in California, most housing is covered by state and local laws, including:
• Any residential building or vacant land intended for residence – available for sale or lease
• Apartments, houseboats, homeless shelters, migrant farmworker housing

In some circumstances, the Federal Fair Housing Act exempts owner-occupied buildings with no more than four units, single-family housing sold or rented without the use of a broker, and housing operated by organizations and private clubs that limit occupancy to members.

California Law extends protection to all houses except:
• owner-occupied single-family houses that rent to only one roomer or boarder
• housing owned by a private club
• housing owned by religious organizations.
