Remember...
• Treat each applicant exactly the same
• Offer the application form to each prospect
• Screen each application with the same procedure
• Be consistent with your rental techniques
• Review your policies and be certain your management is reasonable, firm.
• Establish written policies and procedures and apply them
equally to all applicants (these polices may include establishing uniform credit and reference requirements, terms and conditions regarding deposits, payment dates, maintenance, and
standardized forms)
• If you ask one person a question, ask everyone
• Do not base your decisions in fears or hunches but in specific
acts or misbehavior which affects ability to meet the require-
ments of the agreement
• Avoid any kind of discrimination based on reasons having
nothing to do with the ability to be a good tenant
• Do not apply generalization about people of a certain group to
an individual
• Document your objective reasons for rejecting a tenant

Use: Valid Business Reasons such as: •Economic ability to pay rent, •Credit and tenant’s history. These must be APPLIED TO ALL TENANTS
